As a landlord, sometimes you need to enter a tenant’s property for inspections, maintenance and repairs or showings. A notice to enter is the formal way to let your tenant know about your visit in advance.

What is a notice to enter?

A notice to enter is a formal notification to a tenant, informing them of the landlord’s intent to enter the premises.  It’s also called an “Inspection Notice,” “Notice to enter the apartment,” or an “Intent to Enter Letter.” A twenty-four-hour notice is both a courtesy and, in many states, a legal requirement.

When to use a notice to enter

A landlord or property manager can use a notice to enter a dwelling unit in the following situations:

  • Routine property inspections
  • Scheduled repairs or maintenance
  • Showing the property to prospective tenants or buyers
  • Appraisals or assessments required by lenders or insurers
  • Checking for potential lease violations, like unauthorized pets
  • Installing or upgrading appliances or systems
  • Performing pest control or other necessary services

The landlord may not need notice to enter in the following situations:

  • In cases of emergency (such as fire, flooding, etc.)
  • A court order (e.g., eviction or law enforcement access)
  • If the tenant has abandoned the premises.

How much notice does a landlord have to give before entering​​?

The notice a landlord must give before entering a rental property in the U.S. varies by state. Many states require landlords to give at least 24 hours' notice to enter before entry.

Some states, like Delaware and Hawaii, require 48 hours' notice. Other states may not specify a proper notice period but require "reasonable" notice. These details should be outlined in the lease. Include any state laws and civil code regulations, and clearly explain the notice period and how you can enter the property.

How to serve an eviction notice

To write a notice to enter, simply state your intention to enter the property, along with the date, time, and reason for entry.

Here’s what to include:

  • Tenant’s name and address
  • Date and approximate time of entry
  • Purpose of the visit (e.g., inspection, repair, showing)
  • Contact information for any questions or rescheduling

Here’s a sample landlord 24-hour notice to enter:

I am writing to inform you that I will be entering ________________________ on ________________ at approximately _____________ for the purpose of _______________________________________________________.
